THE turnover of tenants in the ILAC shopping centre appears to be growing with the imminent opening of the rival Jervis Shopping Centre in nearby Mary Street. With the recent closure of the Smart Brothers outlet in the Mary Street Mall, the unit has been divided up and leased to two tenants. An Italian women's fashion company, Motives (formerly known as Lisa), has leased 1,870 square feet at a rent of £95,000 and Marathon Sports has taken the balance of 345 square feet at £35,000 and overhead storage of 2,300 square feet at £11,000. Costello Commercial acted for both tenants and Palmer MeCormack acted for Irish Life, owners of the centre.

Elsewhere in the complex, Motion Picture, a jeans retailer, has taken 1,800 square feet at £90,000. The space was part of a 5,200-square-foot unit occupied by Nightingales, the UK household goods trader, until it went into liquidation. Palmer McCormack is quoting a rent of £185,000 for the remaining space of 3,500 square feet.

Marathon Sport has also taken over the former Lisa store at 24 Henry Street, which is rented at £162,500 per annum. It has 5,000 square feet of space, including 2,500 at ground and basement level. Costello Commercial acted for Marathon, which paid a premium of £100,000 for the shop.

In Cork, Palmer McCormack is seeking a rent of £35,000 for a shop formerly occupied by the Reject Store at 125 Patrick Street. Owned by Canada Life, it has 750 square feet on the ground floor and 630 square feet on each of the three upper floors.
