New to the Market €950,000:An apartment by the sea in Sandycove, Co Dublin with dual aspect views that take in the Forty Foot, Dún Laoghaire pier and even Killiney Hill is for sale by private treaty through Lisney for €950,000.

The 88sq m (950sq ft) apartment, 11 Seabank Court, is on the top floor of a six-storey apartment block across the road from the Sandycove seafront.

It's part of a well-maintained three-block development built over 30 years ago and is by far the tallest building in the area (indeed, it's unlikely that planning permission for a seafront block like this would be granted today).

The best thing about number 11, a two-bedroom apartment with a large entrance hall that opens into an L-shaped open-plan livingroom/diningroom and a separate kitchen, is its spaciousness and its views.

The dining area looks east across to the Forty Foot bathing place and Joyce tower and directly out across the sea - through a floor-to-ceiling window and door - to Howth. It opens onto a balcony that would accommodate a small table and chairs comfortably.

The livingroom area also has a large window, although they are all a little high up, so that the view isn't visible if you're relaxing on a sofa.

The separate kitchen is good- sized and has a large window behind the sink with views across to Killiney Hill. New owners might consider removing the wall between kitchen and diningroom to make the whole space even brighter.

Two good-sized bedrooms both face west back to Dún Laoghaire across Sandycove.

There is a decent-sized bathroom in a dated peachy-brown colour. The apartment is being sold for the first time in 25 years and all its decor is dated - new owners would most likely want to redecorate completely as well as refurbish: the windows in the main room, for example, need replacing.

But the views make up for this, and the block has other features that would appeal to downsizers in particular: there are no steps into the entrance of this block (Seabank's other two blocks have quite steep steps).

There's a chute for rubbish in a store-room off the landing just outside the door of the apartment. This is shared by just one other apartment, and residents can sit here in the warmth to watch the evening sun setting over the sea.

The apartment comes with one surface car-parking space and service charges are €2,000 a year. It's about five minutes' walk from the DART station at Sandycove and has entrances from the sea road as well as the main Sandycove road, a brief stroll to the shops and restaurants of Glasthule.
