Dun Laoghaire apartment plan off to appeals board

Planning permission granted to developer Stephen MacKenzie to redevelop Tedcastles yard at the junction of Dunleary Road and Dunleary Hill upper in Dún Laoghaire, Co Dublin has been appealed.

Tom Fitzgerald, with an address at nearby Clearwater Cove, has challenged permission granted for an apartment and office scheme on the site. The grounds of his appeal include overshadowing, excessive height and scale and overlooking.

The proposal would involve demolishing existing buildings on the site and building 985 sq m (10,602 sq ft) of offices in a four-storey block with a maximum parapet height of 18.5 metres with two retail units and 28 basement car-parking spaces.

It will also have a 956 sq m (10,290 sq ft) gym, leisure and health centre.

What now for mixed scheme at Royal Oak pub in Finglas?

After being refused permission by An Bord Pleanála to build 78 apartments, a crèche and retail units at the Royal Oak pub in Finglas, Dublin 11, it remains to be seen whether the developers will come back with a revised application for the site.

Dublin City Council approved the plan submitted by Ashgrange Holdings and Jim and Geraldine Stafford but it was subsequently appealed to An Bord Pleanála by Violet Hill Residents Association.

The proposal for the Royal Oak site involved knocking the Royal Oak pub on the Finglas Road, Dublin 11, and building 78 apartments, a new pub and off-licence and three shops.

Violet Hill Residents association disputed the developer's title to some of the site and was also concerned about late night noise and loss of privacy.

An Bord Pleanála ruled against the development on the grounds it would result in on-street parking, create serious traffic congestion in the area resulting in traffic hazard, would be visually obtrusive and cause overlooking and loss of privacy.
