The three-month annual rate of increase fell to 7.8 per cent, the lowest in nearly four years, the lender found.

The figures follow a 0.5 per cent monthly gain and a 9.7 per cent annual rate in March's survey.

Britain's largest mortgage lender said the average price of a British home was a seasonally adjusted £163,615 (€239,754) in April.
