Madam, - Judging by recent auction results, it seems unlikely that "AMV" will be more accurate than the "guide price" system.
Could I suggest a better method? If the estate agent's commission were based entirely on the lower of the guide price and the selling price, then perhaps a more realistic guide/AMV would be used.
This would encourage these professionals to use their skills to correctly assess the value of a property. - Yours, etc,
