Another of Dublin’s Georgian houses on Fitzwilliam Square is to be converted into residential use after being sold by agents Finnegan Menton for slightly over €1.1 million.

The sale included a mews site at the rear fronting onto Lad Lane which along with the period house would have fetched in excess of €4 million during the boom years.

Number 17 has a floor area of 557sq m (6,000sq ft) and is in need of considerable refurbishment.

Nicholas Corson of Finnegan Menton said the purchaser was one of the first to view the property and saw the potential to turn it into a magnificent family home. The sale was wrapped up in a relatively short period.

Portfolio

He said that since the sale he had received a number of inquiries from overseas as well as Irish people looking for a similar Georgian houses.

Meanwhile, the same agency has also found buyers for a portfolio of five apartments, four of them in Dublin city centre and the fifth in Dundrum.

The units were sold for a total of €1.1 million, 10 per cent over the asking price.

A two-bed apartment in Smithfield Market attracted 89 viewers and after 16 bids was sold to an investor for €197,000.

First-time buyer

A three-bedroom home in the same block attracted 14 bidders and was sold to a first time buyer at €255,000.

Another three-bed apartment in The Northumberlands on Upper Mount Street was also sold to a first-time buyer at €252,000.

Also in the city, a two-bedroom home in College Gate at Townsend Street was knocked down to an investor at €180,000.

The fifth apartment, a two-bed unit at The Holly in Rockfield, Dundrum, was sold to a down-sizing bidder for €226,000.
