Development Land:A superb development site on offer in Bray, Co Wicklow, has significant potential for residential development pending planning permission.
The former Enable Ireland lands located on Church Road, Bray, represent one of the finest residential sites to come on the market in the area in recent years and are being sold by tender.
The lands sit in one of Bray's most upmarket residential locations with frontage to both Church Road and to Vevay Road.
No guideline value is being offered but industry sources predict values in excess of €5 million. Douglas Newman Good's Keith Lowe is handling the sale.
The property offers about 0.4945 hectares (1.22 acres) and also boasts a fine detached Regency-style period premises.
Similarly zoned sites in the area have been achieving densities of up to 50 units per acre, equating to potential unit numbers of about 60 to 70 apartments on these lands.
The property comprises a broadly rectangular shaped site in an elevated position at the southern end of Bray. It is about 200 metres from Bray's main shopping and retail district.
Bray's Dart station is also within walking distance.
The lands were rezoned Objective A1 under the current Bray Town Council Development Plan 2005-2011 for this location which is "to protect existing residential amenity; to provide for appropriate infill residential development; to provide for new and improved ancillary services".
There are a wide range of potential uses related to the A1 Zoning Objective "Permit in Principle" from crèche and nursery school services to other services and, of course, residential uses.
Not normally permitted but open for consideration are uses such as cultural, doctor's surgery, guest house and educational facility amongst others.
The Regency residence, Carrigbrae, dates from about 1816, and is listed as a protected structure under the present local development plan record of protected structures.
A full conservation report has been commissioned and is available on request from the selling agents.
Enable Ireland runs a school on the site and has a number of prefabricated buildings there, states DNG's Keith Lowe.
It will use funds received from the sale to further develop its location and provide for offices there.
