HOUSE DEVELOPERS not caught up in the Nama web are likely to be interested in a ready-to-go site for 19 houses at the old Glenamuck Road in Carrickmines, Co Dublin, which is for sale at a knockdown price.
Knight Frank is guiding a mere €1.2 million for the site of 0.74 of a hectare (1.8 acres) which works out at less than €63,200 per house. At the height of the property boom sites in this area were making in excess of €200,000 per unit.
The planning permission provides for three different types of five-bedroom detached and semi-detached houses, ranging in size from 197 sq m to 232 sq m.
The rectangular site has well-defined boundaries and an entrance on to the Old Glenamuck Road. There is permission to demolish the disused two-storey house on the site which has many mature trees.
Carrickmines is located in the foothills of the Dublin mountains and is only 25km from the city centre. The site is located about 400 yards from The Park retail and business park and is also close to the M50.
