DEVELOPMENT LAND:AN INTERESTING freehold site fronting on to the N2 at Farnham Drive in Finglas, Dublin 11, has come on the market following a decision by the Belgian healthcare company Omega Teknika to close down its business there.

The site - of 1.33 hectares (3.28 acres) - is located near the entrance of the Tesco-owned Clearwater Shopping Centre, and currently accommodates a large production/office and warehouse facility with a floor area of 5,854 sq m (63,011 sq ft).

It is likely to sell for over €10 million.

Paddy Jordan of Savills Hamilton Osborne King, who is handling the sale of the complex, says that it has the potential to generate short-term rental income while a developer seeks planning permission for alternative uses.

He noted that there are very few industrial buildings of this kind available and ready for immediate occupation in Dublin at present.

Jordan said the facility would be of interest to retailers looking for a high profile location on one of Dublin's busiest arterial routes.

Developers would be looking at the potential of the site for a mixed commercial and residential scheme. The site has around 100 metres of frontage on to the N2.
