DevelopmentLand: In one of the most unusual sale campaigns so far this year, Bannon Commercial is marketing a site for a new shopping centre and residential scheme in Carrick-on-Shannon, Co Leitrim.

The agency is quoting a guide price of €11 million for the 3.2-acre site which has full planning permission for the mixed-use scheme.

It will be sold by tender on February 23rd on behalf of the Liscara Partnership, a residential developer with involvements in Leitrim, Cavan, Meath and Kildare.

The site is located between the Landmark Hotel and the Bush Hotel and has access on to both Main Street and Bridge Street. The planning permission granted by Leitrim Co Council last May provides for a 3,560sq m (38,320sq ft) anchor store with 20 mall units, a five-screen cinema, offices, crèche, 60 residential units and over 500 car-parking spaces. When built the centre will provide a strategic link from the town's relief road to Main Street. Developers will be able to avail of generous tax breaks.

Carrick-on-Shannon has a population of 6,500 and has experienced considerable urban rejuvenation in recent years. It is the administrative, commercial and industrial centre for the surrounding hinterland.

In addition to the many jobs created by MBNA and Masonite, Carrick-on-Shannon has also been earmarked as a new location for the Department of Social Welfare under the Government's decentralisation plan. This will create 225 jobs in the short term.
