Agent Hamilton Osborne King is to auction two small residential sites in Dublin on July 7th. The agency is quoting a guide of €2.3 million for numbers 163, 164 and 165 James Street, Dublin 8, which has full planning permission for 18 apartments, nine of them one-bed units, and a ground floor retail unit.

There is also provision for 12 car-parking spaces on the site which covers an area of 734 sq m (7,900 sq ft).

Also going to auction is a site of 1.095 acres owned by the ESB on Ballymun Road and close to the intersection with the Collins Avenue Extension. The site could accommodate between 30 and 35 apartments. It is likely to make around €1.9 million.

Former bank premises in Drogheda for over €2.5m

One of the two bank premises recently closed down by AIB on Drogheda's main shopping street, West Street, is to be sold by private treaty. Jack Devlin and Fergal Burke of GVA Donal O Buachalla is guiding over €2.5 million for the premise which has an unusually large ground floor area of 382 sq m (4,111 sq ft).

While West Street is still attracting most shoppers, this will change in the next two years when two new shopping centres open in the town, the largest of them, Scotch Hall, in the docklands where Dunnes Stores will be the anchor tenant in the €120 million 25,083 sq m (270,000 sq ft) development.

Edmund Chesneau luggage shop opens on Wicklow Street

International designer Edmund Chesneau has opened a leather luggage and handbag store in the former Treasure Island shop at 37 Wicklow Street, Dublin 2. The trader, who also has stores in Bennettsbridge, Co Kilkenny, and Paris, has completely revamped the new store which has a ground floor area of 40 sq m (430 sq ft). Chesneau was born in France but has lived in Ireland for the past 30 years producing high quality leather goods for the Irish and international markets.

Georgian office on Merrion Square to let for €323,000

Agent HT Meagher O'Reilly is quoting a rent of €323,000 for a Georgian house at 12 Merrion Square, Dublin 2, which has come on the letting market. The building retains many of its original period features including an exceptional single bay entrance hall and ornate plasterwork which was completed by James Byrne in 1765. It has 678 sq m (7,297 sq ft) of office accommodation over five floors and nine car-parking spaces.

D15 development starter units for rent or lease

Park Developments Commercial is to market a new development of 34 starter/enterprise units at Northwest Enterprise Centre in Ballycoolin, Dublin 15, which will be for sale or for lease. The units will be built in six blocks and will range in size from 201 to 434 sq m (2,163-4,671 sq ft) with an office content of between 20 and 50 per cent. Development work will begin in August and the first building should be ready to move into next spring.

Hamilton Osborne King is quoting a selling price of €1,450 per sq m (€134 per sq ft) and a rent of €100 per sq m (€9 per sq ft).

Park is also due to begin construction of a block of four high bay units with floor areas ranging from 605 to 844 sq m (6,512-9,084 sq ft).

Galway retail/residential building could make €2m

Galway agent O'Donnellan & Joyce expects to secure between €1.7 and €2 million for a restaurant, Vina Mara, and residential building at 17 Middle Street, Galway, which goes to auction on June 25th. In addition to the ground floor restaurant there are five self-contained apartments. The restaurant will be sold either with vacant possession or with a tenant in place paying a rent of €52,000 per annum.

The same agent is quoting €1.7 million for The Corrib Hotel in Oughterard which goes to auction on the same day.
