RetailThe closure of the Eric Crampton Pottery Shop in Malahide, Co Dublin has brought the retail unit's lease onto the market for €200,000. The move, due to retirement, ends 27 years of trading from the location on Church Road.

The property is currently held under a 35-year lease from April 17th, 1978, and is subject to five- yearly rent reviews.

The current passing rent is €46,000 per annum exclusive, which equates to about €275 per sq m (€25 per sq ft) on an overall basis.

Although the Church Road frontage makes the property appear relatively compact, it offers a deceptive amount of space with about 166sq m (1,786sq ft).

There is also rear access via Church Road leading to five car-parking spaces.

The incoming tenant will benefit from full planning permission to extend the rear showrooms to a two-storey unit. Building is expected to take place later this year.

"This is an exceptional retail/showroom area with the benefit of rear car-parking," says Emmett Page of agent Lisney. "Although Malahide will miss the much loved Pottery Shop it gives retailers of all types and uses an excellent opportunity to open a landmark retail unit in a prime suburban location."

The Pottery Shop is known across the country due to years of national advertising. It also boasted many overseas customers who came to the shop to buy Irish crystal, china, pottery and other high value gift items.

Crampton will leave his Malahide location but will continue with his Fingal Crystal business, which manufactures and supplies handmade crystal.
