RENTAL MARKET:A PROPOSED motor showroom and office development at the junction of the North Road and the M50 in Finglas has come on the letting market to coincide with the start up of construction on the site.

The development will adjoin Joe Duffy Motors, which is one of the biggest BMW dealers in Ireland.

The North Road area of Finglas has attracted a considerable amount of high profile car dealers and has earned the reputation of "Motor City" with traders like Joe Duffy Motors (BMW), Denis Mahony (Mercedes), the Citroën Centre, Joe Duffy Mazda, Finglas Ford Centre, Mongey Plunkett and Terry Lilly Commercials within the vicinity.

The commercial mix in the area has grown significantly since the opening of the Charlestown shopping centre in late October where large retailers such as Dunnes Stores, Heatons and Boots are located.

The North Road Commercial Business Park is across the road, which has also helped raise the profile of the subject site.

The new building has planning permission for two ground floor motor showrooms, together with underground and surface car-parking with 493 spaces, and four floors of modern office space overhead.

Construction is to be undertaken by Dublin businessmen Arthur Molloy and Michael Sherry of the Molloy Sherry Group.

The high-tech modern showrooms, designed by Noonan Moran Architects, will be 2,300sq m (24,757sq ft) and letting agent Bogle Estates will be seeking rents of €300 per sq m (€28 per sq ft).

Rents for the office space will be from €220 per sq m (€20.5 per sq ft).
