RetailMarket: A new phase of retail warehousing at the Arena mixed-use development in Tallaght, Co Dublin, has come on the letting market through Hooke & MacDonald Commercial.

The agent is quoting rents of €226-€247 per sq m (€21-€23 per sq ft) for two units which extend to 893sq m (9,612sq ft) and 1,110sq m (11,948sq ft). Traders looking for a larger space can combine the two warehouses.

The Arena, which was developed by P Elliott & Co, has 9,328sq m (100,406sq ft) of retail space, most of which is taken up with the anchor tenant Woodies who began trading last year. A new Lidl store is due to open shortly beside the two units now going on the market. These have an eight-metre floor-to-ceiling height to allow tenants to install a mezzanine level if required. There is a surface car-park on site with 325 spaces.

Enda Moore of Hooke & MacDonald says the units should appeal to a range of bulk goods retailers, particularly those involved with homeware, furniture, electronics and computers, toys, kitchens, tiles and bathrooms.

The development also includes 8,360sq m (89,986sq ft) of office space which is let to a division of Bank of Ireland and Woodies for their head office. Around 600 workers will be based in these offices. The scheme also includes the 120-bedroom Tower Hotel and 235 apartments.

Arena's prominent location fronting on to the Tallaght bypass (N81) at the Whitestown Way junction makes it easily accessible to a huge number of shoppers. It is within a few minutes walk of The Square and the local Luas station.
