Coonan Real Estate Alliance in Maynooth and Hamilton Osborne King have secured over €50 million for 260 acres of mainly industrial development land at Newbridge, Co Kildare.
There were five expressions of interest in what was easily the largest tract of land to be offered for sale in Co Kildare in recent years. The site is located alongside the Wyeth Medica plant which is currently being expanded.
Under the local area plan for Newbridge, most of the land has been designated for industrial and warehousing schemes while 10 acres have been set aside for a new sports stadium. A further 35 acres retains its agricultural status but the expectation is that this will eventually be zoned either for commercial or residential purposes once the development of the remainder of the sites gets under way.
Over €2.65m for Georgian with mews on Harcourt Street
A four-storey over basement Georgian investment and a three-bedroom mews at 64 Harcourt Street, Dublin 2, is for sale at over €2.65 million through Hamilton Osborne King.
The mid-terrace office building is adjacent to Harcourt Garda Station and has a floor area of 297sq m (3,197sq ft). The fourth floor is in residential use. The mews has a separate access from Stable Lane, off Harcourt Street. The office building is let to an accountant, dentist and an estate agents, all occupying separate floors on long leases. The rent roll is €108,442 per annum.
€3.25m for Georgian with mews on Upper Mount Street
A multi-let Georgian investment at 44 Upper Mount Street is being offered for sale along with a mews building at 44 James Place East.
Quinn Agnew expects to secure over €3.25 million for the property. There is planning permission for an extension to the front and rear of the mews comprising 363sq m (3,907sq ft).
The main Georgian building is let under five tenancies and produces €176,000 per annum. The tenants include the Certified Institute of Management Accountants, O J Kilkenny & Co and IDT Credit Card Services. The mews building to the rear is also occupied by O J Kilkenny at a rent of €50,000.
Quinn Agnew is also quoting €1.75 million for a retail investment opposite Kiely's pub in Donnybrook which goes to auction on July 7th. Apart from a rent of €13,500 from a billboard hoarding, the 174.8sq m (1,882sq ft) premises produces a rent of €41,901 from a letting to Remax Estate Agents under a 35-year lease from 1990. A rent review next October is expected to increase the present income of €55,403.
Industrial building in Cloverhill estate for €1.75m
The former Everbrite Europe industrial plant at the IDA Cloverhill Industrial Estate in Clondalkin, Dublin 22, is expected to make around €1.75 million when it goes to tender on July 13th. Hamilton Osborne King is handling the sale of the plant which has 1,859sq m (20,010sq ft) including an office unit of 170sq m (1,830sq ft). The building stands on a site of 2.04 acres which could accommodate further expansion.
28.5-acre residential site in Newbridge for over €13.5m
A housing site of 28.5 acres at Morristown Billar, Newbridge, Co Kildare, is expected to make over €13.5 million when it is auctioned on June 22nd through CBRE Gunne and Brophy Farrell Real Estate Alliance. The joint agents may alternatively offer the land for sale in two smaller lots. The site is located at the intersection of the Morristown Billar Road and the Arrow Rail Station on the west side of Newbridge. The town has experienced a rapid growth in population in recent years due in part to the excellent 30-minute Arrow rail service to Heuston Station.
Kieran Duggan joins HT Meagher O'Reilly

He brings a wealth of financial experience to the board and will assist in developing the strategic direction of the company. Kieran recently retired from Anglo Irish Bank where he held the position of director of lending. He has been involved in many of the largest property deals in Ireland and abroad over the last 10 years.
Over €6m for Dublin 4 block with 20 apartments
A 30-year-old apartment building needing upgrading at Eglington Road in Dublin 4 is to be sold at tender next month through DTZ Sherry FitzGerald. It is likely to make over €6 million. Errigal House at Eglinton Court is a part three and four-storey building with 20 apartments, all unoccupied and in need of complete refurbishment. One of the apartments is a five-bed duplex, there are 12 three-bed units, two two-bed homes and four one-beds. The block is close to Donnybrook and Ballsbridge.
36 acres of housing land in Dundalk makes over €23m
Kildare auctioneer Colm McEvoy has secured over €23 million for 36 acres of housing land at Mount Avenue, Dundalk, Co Louth. More than 20 developers tendered for the land which has permission for 205 homes on part of the site.
Colm McEvoy is now handling the sale of two other good housing sites beside the golf course in Blackrock, Co Louth, which is to be auctioned. There is a guide price of €4.5 million on a 6.6-acre site with permission for 67 houses. The second site of 5.8 acres has permission for 57 houses. The guide in this instance is €3.5 million.
