The 1.41-acre site, with full planning permission for a filling station of 407sq m (4,381sq ft), is zoned Q (enterprise and employment) under the Kildare County Development Plan 2011–2017. It has extensive frontage on to the Western Distributor Road which is the main thoroughfare linking Naas with the neighbouring town of Newbridge and forms part of the extensive land holding (333.45 acres) acquired by Tetrarch Capital in September 2015.

Planning permission for the M7 interchange (Osberstown interchange) with direct access to the Naas Western Distributor Road was granted by An Bord Pleanála in September 2014, and its introduction should significantly improve access to the subject property.
