Investments: A fully let office building overlooking the River Liffey close to Dublin City Council's head office at Exchange Street Lower is expected to make around €3.5 million when it is sold at tender through CB Richard Ellis.

The Presbytery - it was just that up to a few years ago - was fully restored to its Georgian splendour in recent years and is let to Alspect International Language Schools on a 25-year lease from 2005 at a current rent of €179,353.

The lease provides for annual compound fixed increases of 2.5 per cent.

In addition, the tenant has an option to extend the lease by an additional 15 years.

The five-storey over basement building has a floor area of 523sq m (5,630sq ft) and is on the edge of Temple Bar.

Robert Murphy of CBRE described it as an "elegant building" with guaranteed rental uplifts from a strong covenant.
