Development LandA strategically located landbank with medium term development potential has come on the market close to Dublin Airport.
James Meagher of HT Meagher O'Reilly is quoting in the region of €30 million for 34 acres at Dubber Cross on St Margaret's Road, just north of the M50.
The land lies close to the proposed Metro West line.
Although the land is zoned objective RU "to protect and provide for the development of agricultural rural amenity" in the Fingal County Council development plan, most of the surrounding area has been zoned either for residential, general industrial or distribution/warehouse facilities.
HT Meagher O'Reilly says that, because most of the adjoining lands are already zoned, the introduction of the Metro West route would indicate that there are very good grounds for expecting the land for sale to be rezoned in the next development plan to facilitate major transport infrastructure. Another favourable indicator is that the land is adjacent to the proposed Meakstown stop on the Metro West which is to link up Tallaght to Dublin Airport via Clondalkin and Blanchardstown.
The new Metro West service is scheduled to become operational by 2014.
The surrounding area has witnessed considerable development in recent years, the most recent being the huge mixed-use scheme at Charlestown where the first phase of a new shopping centre was opened yesterday by Bovale. Also close by is the 100-acre Dublin Airport Logistics Park where the tenants include DHL and Easons.
