Office MarketThe first tenants have moved into the recently completed Fumbally Square, a five-storey office development on Fumbally Lane adjacent to Kevin Street in Dublin 8.
It has 4,024sq m (43,314sq ft) of space and a 800sq m (8,611sq ft) penthouse has now been acquired by the Coal Marketing Company Ltd (CMC).
Agents for Fumbally Square, CB Richard Ellis and Savills HOK, are quoting €430 per sq m (€40 per sq ft) for the remaining space of 3,224sq m (34,703sq ft) over four floors.
All floors can be sub-divided with minimum lettings of 335sq m (3,606sq ft) available. There are also 48 underground car-parking spaces available for tenants.
Markland Holdings Ltd is behind Fumbally Square and Murray O'Laoire are the architects.
The building has a high specification and incorporates a spacious reception area and atrium. It is close to central Dublin and within a few minutes walk of Harcourt Street and St Stephen's Green.
The new penthouse occupant, CMC, is the exclusive marketer for coal produced from the Cerrejón complex on Colombia's northern coast. CMC was represented by Simon Bull of MEPC.
"The success of Fumbally Square as an office location is a direct result of the ongoing attractive nature of offices close to St Stephen's Green with good transport links and Markland Holdings' commitment to deliver quality buildings," says Darren Nugent of CB Richard Ellis.
