InvestmentsTwo Georgian-style office buildings at 87/89 Waterloo Road in Dublin 4 - sold after auction in February last - are back on the market without their rear gardens.
An investor, who paid in the region of €7.5 million for the pair of houses, is now looking for €5.3 million for them through DTZ Sherry FitzGerald. The gardens to the rear - fronting onto Waterloo Lane - are to be used for a mews development.
Tenants, who occupy the buildings, are due to move out in September. The space is expected to attract a rent of up to €430 per sq m (€40 per sq ft) though, if the buildings were upgraded, it would obviously fetch more.
DTZ says that the "established office use and off-street parking to the front make them ideally suited as a lucrative office investment".
Each building has a gross floor area of 210sq m (2,270sq ft). The buildings may be sold separately at €2.65 million each.
