Ganly Walters is offering a 11.74-hectare (29 acres) parcel of land for sale by public tender at Brownsbarn, Saggart, Co Dublin with a guide price in excess of €5 million.
The land is adjacent to the Citywest Business Campus and about 12 kms from Dublin city centre. Access to the site, which is currently in grass, is via a cul-de-sac which is connected to the Naas Road.
Currently zoned "B" (to protect and improve rural amenity and to provide for the development of agriculture in the South County Dublin Development Plan 1998), a part of the lands is zoned "E" (to provide for enterprise, employment and related uses) in the 2004 draft development plan for the area.
Another part of the site is within the "Inner Zone" where there is a possible restriction on the height of buildings depending on location.
The Citywest Business Campus is across the Naas Road (N7) from the site. This high profile commercial development already houses the likes of AC Nielsen, Aventis Pharma, Morgan Stanley and Nortel. Adjoining the lands on one side is a large mixed-use commercial, industrial and hard-stand parking facility.
The lands at Brownsbarn offer easy access to the M50 and N7 while further road developments in the area should improve access to a range of national routes.
