LandSale: Development lands with medium term promise are available off the Blessington Road, Tallaght in Dublin 24. The 29 ha (71.65 acre) site will sell by tender for a minimum of €6.5 million, according to the agent handling the sale.

The large site lies opposite the Embankment on the N81, about 2.75kms from the Square shopping centre. The property is a mix of virgin farming land laid to grass and lands licensed for inert landfill. It had permission by default for a landfill given past use and has an EPA licence for the acceptance and transfer of inert fill on a portion of the site.

The property is zoned objective "B" to protect and improve rural amenity and to provide for development of agriculture. It lies outside the portion zoned "H" to protect and enhance the outstanding natural character of the Dublin mountain area.

Agent Bradley Estates believes the property has strong medium term development potential. The surrounding area to the north is predominately either zoned or developed for residential and commercial. The proposed Fortunestown Lane Luas station scheduled for completion by 2008 will be 1.25kms from the site. A significant realignment of the N81 is also slated for completion by 2008, including a new roundabout north of the site.

"Within 1.25kms of a planned station we do not envisage the lands still being zoned for agriculture," the agent adds. "Rather we would suggest those portions of virgin ground could utilise the areas of inert fill as open space in their redevelopment. The proposed road realignment of the N81 strengthens this possibility."

Bradley Estates expects interest from investors, developers and "even waste disposal companies". The "B" zoning of this site at Corbally, Blessington Road, does allow for the development of nursing homes and group housing. But its greatest potential may come after the new transport infrastructure reaches the area. It's so close to a Luas station the council may consider other uses, including high density residential, given the rail link. The lands are being sold by tender on or before noon on November 17th.
