OfficesExecutive office suites are being sold off the plans for the striking Hyde Building, the next phase of the business quarter under construction at The Park, Carrickmines, in south Dublin.

Park Developments is building the block, which will offer about 6,900sq m (74,271sq ft) over five floors, and units will range in size from around 80sq m (861sq ft).

Eight units can be accommodated on each floor, but purchasers can also combine units to provide larger configurations, according to Michael Healy of agent Savills HOK.

Healy points out that it is rare for office units from 80sq m (861sq ft) to be offered for sale in south Dublin. He also indicates that nearly half of the units are already reserved given interest in the scheme.

"Construction of the Hyde Building has commenced and Park Developments expect the building will be ready in early spring 2008 with prices starting at €7,535 per sq m [€700 per sq ft] and €30,000 per car-parking space," he said.

"There is a lot of interest in these office units from companies operating in the vicinity of Sandyford, Cherrywood, Loughlinstown, Foxrock and Cabinteely. It is seen as an excellent high profile location which is easily accessible and free from congestion, unlike Sandyford."

Designed by Traynor O'Toole Architects, the entrance to the offices will be through a five-storey atrium space. Each floor is accessed by two passenger lifts which open onto an internal walkway. Each unit has own-door access onto this walkway which will be bright and airy with light pouring down from skylights above.

The external façade to the building will be faced in polished reconstructed concrete panels with high performance energy-efficient double glazed curtain walled systems. Windows can be opened so occupants can control their internal environment and high quality louvres will be fitted on all elevations to provide adequate shading.

Internally, each unit will be finished to the highest level of specification with raised access floors, suspended ceilings, category two lighting, air conditioning, toilet facilities and tea station facilities.

Secure car-parking will be provided adjacent to the building in the basement and ground level car-parks. The external common areas will be landscaped, with seating areas and water features.

The development is adjacent to exit 15 of the M50 and is a short walk from the planned Luas station at Ballyogan Wood which will form part of the Luas extension from Sandyford, due for completion in 2010.

In the interim, there will be a regular dedicated shuttle bus service linking to the nearby Luas terminal in Sandyford. The Park, Carrickmines is also served by several Dublin Bus routes, including the 44/44C, 117, 63 and 115 which provides a direct link to Blackrock Dart station.

The first phase of the business quarter called The Herbert Building is complete. It comprises approximately 7,500sq m (80,729sq ft) and is available to let on a floor-by-floor basis.

Park Developments Group will occupy the top floor and the letting agent is in negotiations with a number of parties in relation to some of the remaining floors.

The first phase of the retail element is fully let with all tenants trading well. These tenants include Woodies, 53 Degrees North, Home Focus at Hickey, Smyth's Toys, Currys, Halfords, PC World, Classic Furniture and Costa Coffee.

Construction of Block 60 is near completion which will accommodate a convenience store on the ground floor. The agent expects the store will open in September 2007. In addition, there will be a restaurant on the first floor of Block 60.

Construction of retail phase two is well underway and already the agent has agreed terms with three large retailers. It is due to open for trading in spring 2008 and there are also plans to open an additional block within this phase incorporating a bar/restaurant, a café and office space overhead.
