A SITE FOR six detached houses going for sale close to the entrance of the Powerscourt Demesne in Co Wicklow will test whether local housebuilders have recovered their confidence to pitch for a prime development opportunity.
Marcus Magnier of estate agent Colliers is guiding €700,000 for the two acres zoned for low density housing about 100 yards from the newly constructed Powerscourt Primary School at Cookstown Road, Enniskerry. The sale by tender is being carried out on the instructions of KPMG receiver Padraic Monaghan. The land is zoned for residential use and has good road frontage. It has easy access to all services, according to the selling agent.
The only comparative development in Enniskerry is Eagle Valley where 110 large detached homes were built and sold at the peak of the market for a range of prices up to €2 million. More recently – in the real world – some of these have sold for prices in the mid €700,000s.
