Foxrock Residential Land:A well-located site in the heart of Foxrock with planning permission for three top-of-the-range family homes is to be sold at tender on June 21st.

Aidan Egan of Savills Hamilton Osborne King is suggesting an AMV of €8 million for the 0.5606 hectares (1.25 acres) which, if achieved, will work out at a formidable €2,666,666 per site.

The owners of Aberdour have secured full planning permission for three five-bedroom detached homes.

They will range in size from 325-420sq m (3,500-4,520sq ft).

The site is located on the southern side of the N11, the Bray Road between Newtownpark Avenue and Westminster Road. It is about six kilometres southeast of Dublin city centre.

It is also within a short distance of the QBC which has greatly enhanced the bus service into and out of the city.

Aidan Egan said the current planning permission for Aberdour does not maximise the full development potential of the site which could accommodate more homes already approved.
