Redevelopment Site:The rundown Andrews Lane Theatre - on a back lane between Exchequer Street and Trinity Street in Dublin 2 - may be replaced by a modern theatre if planning permission is granted for a high density mixed-use scheme, according to the new owners of the site.

A consortium headed by former Tesco executive Martin Garvin has paid around €9.25 million for the theatre which stands on a site of 422sq m (4,542sq ft). Douglas Newman Good Commercial handled the sale.

The indications are that the consortium will seek planning permission for a development of at least six storeys to bring it into line with adjoining buildings. A source close to the new owners said they were "looking at the possibility of keeping a theatre on site" and providing offices on the upper floors.

Eircom owns a site of about two acres on the opposite side of Andrews Lane which is mainly used as a surface car-park. The likelihood is that this property will eventually go for sale given Eircom's decision to sell other properties in the city centre before it moves to new headquarters opposite Heuston Station. The zoning on the site permits a range of uses but the principal aim is to promote dynamic uses at ground level that enlivens street activity and contributes to the urban streetscape and street culture.
