A four-storey office building in Blackrock, Co Dublin, which could be a corporate headquarters, is for sale by private treaty through Jones Lang LaSalle and HT Meagher O'Reilly at an asking price of €12 million.

The building at 18-20 Carysfort Avenue off the Blackrock by-pass is close to Blackrock's two shopping centres, the Dart station, and numerous restaurants and pubs.

It has 1,882sq m (20,257sq ft) of office space and parking spaces for 29 cars. "This is an ideal location for a medium-sized company headquarters in an area with excellent transport links and other facilities that is already established as a successful corporate location," says Deirdre Costello, office agency director of Jones Lang LaSalle.

"It would suit an owner-occupier or investor or a combination of both as the strength of the leasing market for single floors in well-located buildings would be a positive factor in part letting it."

Blackrock is home to a number of financial services companies including Permanent TSB, Eagle Star and Canada Life. The building is freehold and the new owner will have vacant possession.

The interior has been upgraded as well as extended to maximise the space available in the location.

As well as having excellent bus and train links through the DART and Arrow services and feeder buses to the Luas, Blackrock is at the centre of a well-established residential area and within easy access of all the southern suburbs as well as having rapid access to Dublin city centre.
