OFFICE MARKET:UP TO 2,110sq m (22,712sq ft) of modern third generation office space in Dublin 2 is on the way - but with a Georgian twist.
The open-plan space - with up to 25 car-parking spaces - is behind a four-storey over basement reproduction Georgian façade.
Cedarhurst Developments is behind the project at 86-88 Lower Leeson Street, which is mid-way between Pembroke Street and St Stephen's Green.
Construction begins this summer and Cedarhurst has planning to extend and further modernise the building.
Architects Henry J Lyons has been hired to oversee the project.
The idea is to deliver a "boutique office building" in the four-storey over basement structure, with the fourth floor as a penthouse.
The entire building is available, or it can be purchased on a floor-by-floor basis.
Space per floor ranges from 345sq m (3,700sq ft) to 457sq m (4,920sq ft) with up to five car-parking spaces per floor.
The size is such that a typical floor, depending on layout, might accommodate between 43 and 52 employees.
Agent HT Meagher O'Reilly is quoting a price of about €15,070 per sq m (€1,400 per sq ft) and €85,000 per car-parking space.
The agent says that many companies wishing to purchase an office building in Dublin 2 had little choice but to consider inefficient Georgian buildings over five floors.
The opposite is true at 86-88 Lower Leeson Street where the open-plan space offers considerable flexibility while maintaining a formal Georgian exterior.
Construction is scheduled for completion by October 2009.
