DevelopmentOpportunity: With Dublin-based developers falling over each other looking for development opportunities, CB Richard Ellis Gunne is expecting strong interest in the forthcoming sale of Bettyglen House, a three-storey period house on 1.1 acres at Raheny, Dublin 5.

The agency is quoting a guide price of over €2 million for the property which goes to tender on April 28th.

It is located in a quiet residential development known as The Village and is adjacent to James Larkin Road and Watermill Road in Raheny.

It is also close to Raheny Shopping Centre, several national and secondary schools, a number of bus routes to the city centre and Raheny Dart station.

According to Ronan Webster of CB Richard Ellis Gunne, Bettyglen House is a particularly handsome house, listed for preservation with a total floor area of 1,200 sq m (12,000 sq ft) over three floors.

The regular-shaped site is used for car-parking at present.

The selling agents say that in accordance with the zoning, a high quality residential development would be permitted. Other options would be a large home, medical suites, guesthouse or a nursing home.
