DevelopmentLand: A mixed-use site of 45.85 acres (18.5 hectares) in Dundalk is for sale by tender next month through Hamilton Osborne King and Rafferty Valentine Greene.
Land with mixed-use zoning in the same area is generally valued at between €800,000 and €1 million an acre.
The land is located in a prominent position off the Dublin Road near Louth County Hospital and the Dundalk Institute of Technology. It is also within a short distance of the railway station.
The land occupies a key position in a local area plan, effectively ensuring that it should be part of the first phase of development. The plan provides for the development of a commercial and civic centre which will have local shops and restaurants as well an an anchor supermarket. The plan, which is due to be adopted this summer, also allows for a residential density of 25-50 units per hectare.
Mark Reynolds of Hamilton Osborne King says the land would provide a "very strategic development opportunity" in one of Ireland's fastest growing towns.
