Eden Bar and Grill on Dublin 2’s South William Street for €2.2m

CBRE is quoting €2.2 million for the two-storey Eden Bar and Grill at 7 South William Street, Dublin 2, which will produce a net initial yield of 5.25 per cent.

The business premises is in a trendy location near the junction with Wicklow Street and Exchequer Street.

It has 279sq m (3,000sq ft) over ground and basement level with seating at street level for around 100 diners and a kitchen opening into the dining area.

The premises is let to Zozimus Entertainments Ltd under a 20-year lease from April, 2012. The passing rent of €120,000 per annum works out at around €40 per sq ft. The lease has another 16 years to run.

Fiona Kennedy of CBRE said they were expecting strong interest in the investment given that it was located in a thriving business area where there was much demand for restaurant space and a kitchen opening into the dining area.
