First Tommy Hilfiger franchise for Liffey Valley

US fashion retailer Tommy Hilfiger Denim is to have its first Irish franchisee store at Liffey Valley in west Dublin

US fashion retailer Tommy Hilfiger Denim is to have its first Irish franchisee store at Liffey Valley in west Dublin. Best Menswear, the group that originated in Dublin's O'Connell Street, will operate the franchise out of a 200 sq m (2,153 sq ft) shop vacated by Warners which has gone into administration.

Neither the landlord or the tenant would disclose the rent, but a shop unit of this size in the centre would rent for around €340,000 under the higher rents now being achieved.

Bernadine Hogan of Hamilton Osborne King says the new store will have the same fit-out as one recently opened in Ludwigsberg, Germany.

€7.5m for Tallaght commercial on 1.3 acres

Agents HT Meagher O'Reilly is quoting €7.5 million for an investment/development opportunity in Tallaght. The 2,526 sq m (27,190 sq ft) commercial building stands on a site of 1.3 acres and is producing an annual rent of €405,737. Under the new draft development plan for the area, the site is zoned in line with the future development of the county town of Tallaght.

Snap Printing shop on Dame Street sells for €4.2m

A private investor, who bought the former Snap Printing building at 33/34 Dame Street in Dublin 2 for €4.2 million, plans to redevelop and subdivide it in the coming months. It is also planned to provide a five-storey extension at the rear fronting on to Dame Lane.

Douglas Newman Good Commercial, which handled the deal, has also secured €5.5 million for the Beaver Distribution Centre at Greenhill Road in Tallaght, Dublin 15. A consortium, which bought the property, has since secured planning permission to redevelop the site for retail warehousing.

Hotel beside Phoenix Park on 0.53-acres for over €5m

The Park Lodge Hotel beside the Phoenix Park at North Circular Road, Dublin 7 is likely to be redeveloped for apartments when it is sold by tender through HT Meagher O'Reilly on October 15th. The 26-bedroom hotel has a full seven-day hotel licence and stands on a site of 0.53-acres which could possibly accommodate at least 40 apartments. The selling price is likely to be over €5 million.

The 18-hole course comes with a purpose-built clubhouse with bar licence, driving range, pro shop and extensive car-parking.
