Former MBNA offices in Carrick-on-Shannon for rent at €12 per sq ft

State-of-the-art office space in Carrick Business Campus in Co Leitrim can be run 24/7

The former MBNA facility in Carrick-on-Shannon, Co Leitrim has been acquired by Digital Office Centre Group (DOCG) and most of its 11,148sq m (120,000sq ft) of space is now available to let through agent Savills at €129 per sq m (€12 per sq ft).

This marks DOCG's third large office purchase in Ireland. The serviced office provider has already acquired 1,858sq m (20,000sq ft) of space on Camden Row in Dublin 8 and a 4,645sq m (50,000sq ft) building at Maynooth Business Campus.

The ready-to-go office space at Carrick Business Campus is a state-of-the-art operations centre that has been built and maintained to the highest design standards, according to Savills. It can cater for requirements from 465sq m to 6,875sq m (5,000sq ft to 74,000sq ft).

About a quarter of the building is occupied by AvantCard as a contact centre supporting clients within Ireland. Its owner, US private equity firm Apollo Global Management, sold the building to DOCG. Importantly, the building is fibre-connected directly to the European fibre internet backbone. Full redundancy and industrial scale UPS (uninterruptible power supply) are onsite to ensure 24/7 operation.

The quoted rent is a considerable reduction on the €25 to €30 per sq ft a similar building would command in Dublin’s suburbs. As the building is fully fitted-out, potential renters could bank on a significant saving on set-up costs as well, which would typically come to around €100 per sq ft.

James Harvey, CEO of DOCentre, said: "There are very few turnkey office solutions of this size available in Ireland and this space will be of particular interest to financial services companies, call centres and business outsource providers."

MBNA was one of the biggest employers in the region. At its peak it employed almost 1,200 people in a call centre operation in Carrick, but the company closed its operations there in 2014.
