RedevelopmentOpportunity: Alexander Guild House, a substantial nursing home operated by Cowper Care since the late 1950s at Leinster Road West in Dublin 6, is expected to make over €4.5 million when it is offered for sale by tender through Hamilton Osborne King on May 24th.

It occupies a prominent position on Leinster Road West, close to the junction with Harolds Cross Road and Leinster Road. The two-storey building has a gross internal floor area of 800sq m (8,611sq ft) which could easily be extended to the rear given the overall size of the site which extends to 0.125 hectares (0.31 of an acre). There is extensive car-parking space to the front of the building.

The zoning objective in the area provides for the protection and improvement of amenities in a residential conservation area. Paddy Cusack of HOK suggests that the nursing home will be of interest to a wide variety of buyers, including builders, investors and other nursing home operators.

He also suggests that the building could be converted into three separate homes or redeveloped as an apartment complex.
