One of Ireland's largest motor showrooms on Airton Road in Tallaght, Dublin 24, has come to market seeking €5 million, as owner Fort Motor Group rationalises its Dublin outlets.

Currently trading as Airton Ford, Kia & Ford Commercials, the modern facility occupies a high-profile position on the Airton Road. It is being sold with vacant possession, as the owner, the Fort Motor Group, has decided to concentrate on its locations in Rathfarnham and Walkinstown. The group said it may also develop additional sites within the area.

Built around 2005, the property extends to a total floor area of about 3,772sq m (40,610sq ft) on about 0.58 hectares (1.43 acres). It is, in effect, three showrooms in one, with full height glazing, together with an eye-catching curved front elevation, which has extensive road frontage onto Airton Road. To the rear of the showroom are three adjoining workshop buildings, providing first-class workshop services, parts storage, offices and staff facilities.

The showroom can accommodate about 45 vehicles on display, along with customer parking and display area to the front of about 35 display spaces onto Airton Road.To the rear of the showrooms there are 70-80 spaces for customer parking. In addition, there is excellent car storage at basement level with 50 -80 spaces.

The property is zoned objective “REGEN”, with the aim of facilitating enterprise and/or residential led regeneration. The zoning suggests that the property could be converted alternatively to other retail, or alternative commercial uses, subject to planning.

Selling agent Finnegan Menton expects the property will be viewed as an attractive facility and location, from both the motor trade and alternative retail and retail warehouse sector. It notes that the property is available “at a significant discount” on the original build cost.

The property is located within an established commercial location, with nearby occupiers including Harvey Norman, Cycle Superstores and Costa Coffee, as well as other motor retailers such as Nissan and Peugeot Motors.
