OfficeLettings: Property developers Joe and Pat Linders have had another notable success by letting one of their new Dublin office blocks to a subsidiary of France Telecom.
Goa Games Ltd is to occupy almost 3,500sq m (37,674sq ft) in the newly completed building - called The Guild - at Ardee Street in The Coombe, Dublin 8.
The company has completed contracts to take a 25-year lease with five yearly rent reviews at a rent of €323 per sq m (€30 per sq ft) and €3,175 for each of the 45 basement car-parking spaces.
Deirdre Hayes of HT Meagher O'Reilly says the building has been fitted out to a very high specification and designed with flexibility in mind to include raised access floors, air conditioning, floor boxes and suspended ceiling with recessed lighting. The upper floor has roof terraces with views over the city centre.
The Guild has been built in an area of The Coombe that has seen widespread rejuvenation in both the residential and commercial sectors in recent years.
The block is located in the Digital Hub area which was set up to provide an environment to support digital media companies and research. Last year there was an increase of 44 per cent in the number of companies choosing to relocate in the area, including Amazon, Riverdeep and PopCap Games.
The Linders brothers were among those involved in the development of the successful Smithfield market, one of the largest mixed-use schemes in the city incorporating apartments, offices and retail facilities. The brothers are also completing two office blocks at James Joyce Street, off Gardiner Street in the city centre.
The Guild was designed by architects Horan Keoghan Ryan.
