OfficeInvestments: Solicitor and property developer Noel Smyth is to sell two substantial Georgian office investments at 9 and 10 Fitzwilliam Square, Dublin 2.

Tim Scannell of Lambert Smith Hampton is handling the sale of the two traditional four-storey over basement mid-terrace houses with mews buildings which are for sale by tender on April 12th.

The guide price of €10 million would reflect an initial yield of 3.4 per cent.

The accommodation totals 1,217sq m (13,102sq ft) and is producing €376,680 per annum.

However, the two properties may also be sold in single lots. Access to the mews building is from Lad Lane.

Number 9, which has a guide price of €5.3 million, is let to Dunloe Management Services on a 20-year lease from 2002 at a current rent of €195,000 per annum.

Number 10 is multi-tenanted and is producing a rent roll of €181,680.
