NEWCASTLE: €130,000-€230,000:NEWCASTLE LYONS IS a low-rise, three-storey development on the outskirts of the village of Newcastle in west Co Dublin. The village is 3km from Rathcoole and 20km from Dublin city.

The development was completed two years ago and launched last March. Now some apartments, duplexes and two- and three-bedroom houses have been reduced in price.

Two-bedroom apartments, measuring from 71-85sq m (769-921sq ft) have been reduced from €155,000 to €130,000.

Two-bedroom duplexes with gardens and that are about 103sq m (1,166sq ft) are down from €174,950 to €145,000. Some have views of the Dublin Mountains.

There is a limited number of three-bedroom duplexes on the first and second floors measuring 106sq m (1,142sq feet) on offer. These were €182,500 at the launch, but are now €160,000.

The three-bedroom duplexes, which are mainly on the ground floor with gardens, and are about 105-132sq m (1,031 to 1,424sq ft) have been reduced from €210,000 to €170,000.

Two-bedroom terraced houses measuring 95-100sq m (1,023-1080sq ft) that were €195,000 are now selling for €165,000.

Three-bedroom terraced houses of about 124sq m (1,340sq ft) that were €220,000 are now €199,950.

The show house, a four-bedroom end-of-terrace property of 164sq m (1,775sq ft), is down from €255,000 to €230,000.

All properties have a BER rating of B3 or higher. Houses, duplexes and apartments on the top floors also have solar panels, giving residents free hot water for several months of the year.

Buyers will have a choice of three kitchen styles: white, champagne high-gloss or walnut shaker-style units.

The prices also include flooring. Choose from neutral-coloured carpets and wooden laminate.

Each property also has an integrated home automated cabling system covering home cinema, TV, surround sound, broadband, PC networking and phone services.

The development is on the number 68 bus route, which has a journey time of about 50 minutes into the city centre and terminates at Hawkins Street.

It is 3km from the rail link at Hazelhatch and 5km from Adamstown railway station. There is communal parking.

Newcastle Lyons is close to Celbridge and the university town of Maynooth. Greenogue Industrial Estate is nearby, as is City West Business Campus, Hewlett Packard, Intel, the State Laboratories and Wyeth Pharmaceutical.
