A half-acre site, which was formerly a motor showroom and is now zoned for residential use, is for sale through Ross Shorten of Lisney with a guide price of €1.5 million.
The land, in Dublin 7, has 61 metres of frontage on to North Circular Road and Great Western Avenue and a further 28 metres on to Great Western Square.
The area dominated by mature two-storey redbrick houses.
One market source has suggested that the redevelopment site could accommodate between 12 and 15 three-storey houses of a similar size to those in the immediate area as well as possibly a number of apartments.
The former car showrooms is located about 400m from Phibsborough centre opposite one side of St Peter’s Church.
It is also a stone’s throw from the railway line currently being upgraded by CIE to carry passengers between Heuston to Connolly stations via the Phoenix Park tunnel.
Lisney says the existing car showrooms and workshops extending to 480sq m (5,166sq ft) could probably be let while a planning application is being processed.
