AGENT Savills is seeking a revised price of €2.25 million for two substantial period buildings at 20/21 Herbert Street, off Baggot Street in Dublin 2.

The buildings have been used by Cheshire Ireland to accommodate people with disabilities for the past 40 years.

Jonathan Preston of Savills originally sought €4.5 million for the buildings and though he later agreed a sale at over €3 million, the transaction was not completed.

No 20 is a freehold building, four storeys over basement with a gross floor area of 346sq m (3,724sq ft)and a two-storey mews fronting on to Herbert Lane.

The adjoining building is held on a 148-year lease at a rent of €159 per annum. The lease runs out in 2018 and can be renewed.

The house has a gross floor area of 524sq m (5,640sq ft) with an impressive four-storey elevation housing the staircase.

There is a modern single storey extension to the side and rear.
