A redevelopment site in a high-profile location in south Dublin city centre is new to the market this week at €2.5 million through DTZ Sherry FitzGerald. The site extends to approximately 0.33 hectares (0.82 acres) opposite the entrance to the Coombe hospital.
It has 55 metres of frontage to the busy Dolphins Barn Street close to its intersection with Cork Street. St James's Hospital and St Stephen's Green are within walking distance, as is the Luas at Fatima 0.5km away. Numerous bus routes pass the site. Buildings on the site include a former print works facility and ancillary structures – these are described by the agent as being "in a poor state of repair".
The site is zoned Objective Z4 under the Dublin City Development Plan 2011-2017 which is "to provide for and improve mixed services facilities".
This zoning objective permits, in principle, a wide range of uses including residential, office, medical, student accommodation and retail subject to planning permission.
Shane O’Flynn of DTZ Sherry FitzGerald says the site has “development potential for a range of uses including residential and various commercial uses such as retail, medical and student accommodation”.
