IFSC block producing €290,932 rent roll on the market at €4.3m

Investment that includes six parking spaces will show an initial yield of 6.5 per cent

A fully let office investment in Dublin's IFSC is to be offered for sale on the instructions of receiver Ken Tyrrell of PwC.

Conor Whelan of agent QRE is guiding €4.3 million for 12/13 Exchange Place, a four-storey building extending to 1,054sq m (11,351sq ft) which is currently producing an annual income of €290,932.

The investment, which also includes six car-parking spaces, will show an initial yield of almost 6.5 per cent after deducting the standard purchasing costs.

The tenants in the Exchange Place building include Reuters news agency; aircraft leasing company Elix Aviation, and aircraft engine leasing company Willis Mitsui. Each of the office suites were fitted out to a high standard by the various tenants.
