€250,000 for lease on Dawson Street
After trading on Dublin's Dawson Street for 60 years, estate agent Colliers Jackson-Stops is moving to larger, modern premises close to St Stephen's Green. For this reason the agency is to sell the lease of its premises along the busiest stretch of Dawson Street. A figure of around €250,000 is being suggested but it may well sell for considerably more.
The main lease is that for the ground floor showroom of 65sq m (700sq ft) which together with storage and office space extends to over 92.9sq m (1,000sq ft). The current rent is €83,000 per annum. Additional office accommodation at basement, ground, first and second floors is also available with separate access from the street. Dawson Street has undergone major changes in the past two decades, moving from mainly insurance companies, airline and estate agents offices to a range of restaurants, coffee shops, jewellery, fashion and other retailers. The Colliers office is likely to be of interest to a range of retailers not least the chemist multiples looking for key locations in the city. Colliers' Dublin office has a staff of about 40 and, after running out of expansion space, they recently concluded terms to lease 603sq m (6,500sq ft) of modern space nearby.
Navan supermarket sale of €13m may shake-up local retail scene
New retail possibilities in Navan have emerged with the sale of a standalone supermarket complex at Beechmount, on the outskirts of the town.
Businessman and property developer Paddy Kerrigan is reputed to have paid €13 million for the retail complex on a site of over two acres. He also owns an adjoining four acres where Beechmount Ballroom once stood. Local planners have rezoned other land in the same general area for a new town centre which is to be built over the next decade. The area has also been earmarked for a new railway station when the Dublin-Navan line is reopened.
Key money sought for lease of Georgian house on the Green
Legal firm Frank Burke & Co is seeking key money of €200,000 to €300,000 for the lease of a Georgian house beside the Shelbourne Hotel at 41 St Stephen's Green, D2. The current rent is €160,000 per annum. McNally Hanby is handling the assignment.
Over €150,000 for shop lease at Main Street in Dundrum
Concern is likely to get over €150,000 for the lease of its shop at Main Street, Dundrum, Dublin 14, which is being marketed by Davin Auctioneers. The 1,000sq m (10,764sq ft) unit is rented at €42,000 per annum. Demand for shops in the village centre has shot up since the opening of Dundrum Town Centre.
Antiques shop on Bachelors Walk sells for around €2m
Fifteen months after going on the market, the Edward Butler Antiques building at 14 Bachelors Walk, Dublin 1, has been sold for close to the asking price of €2 million, according to Lisney. The Georgian building was sold along with four car-parking spaces in an adjoining apartment complex. It has a single apartment on the second and third floors.
Smart Telecom takes space at City West Business Campus
Smart Telecom has rented the remaining space on the ground floor of 3019 City West Business Campus in west Dublin. The company will be paying an annual rent of €131,450 for 579sq m (6,232sq ft). Agent Colliers Jackson-Stops is currently marketing the ground floor of 497sq m (5,350sq ft) and is offering flexible terms to interested parties.
Warehouse units for sale or lease in Kilbeggan
Joint agents Lisney and Sean Joyce of Tullamore are marketing a new development of seven detached warehouse units in Kilbeggan, Co Westmeath. The buildings, which are both for sale and to lease, range in size from 672-864sq m (7,233-9,300sq ft).
Over €3m for ready-to-go retail warehouse site of 3.3 acres
Hamilton Osborne King is quoting over €3 million for a 3.3-acre site with planning permission for four retail warehouses a short distance from the centre of Donegal town. It adjoins a Lidl store and has permission for units of 930-1,390sq m (10,010-14,962sq ft). The site will be sold at tender on March 3rd.
Northern company gets €39.5m contract for Banbridge scheme
A Northern Ireland construction company, Farrans, has been awarded a €39.5 million (£27 million) contract to build the first phase of the €293 million (£200 million) mixed-use retail development at Bridgewater Park near Banbridge. The development will include The Outlet, a 20,000sq m (215,278sq ft) factory outlet development due to open in April 2007. Located south of Belfast, the centre will be hoping to attract customers from across the Border as well as the North.
