Georgian office in D2 for over €2.5m
With the commercial property investment market showing no signs of slowing down, Lambert Smith Hampton is seeking offers over €2.5 million for a mid-terrace Georgian office investment at 62 Lower Mount Street, Dublin 2, which is for sale by private treaty. The 273.4sq m (2,943sq ft) building is let for 25 years from 1997 at a rent of €100,000 which is due to be reviewed this year.
The same agency is looking for over €950,000 for a retail investment at 1 Landscape Road in Churchtown, Dublin 14. Two adjoining retail units and an overhead barber's shop are producing rents of €43,054. One rent review is overdue and another is due to be revised next July.
€3.5m for famed Brittas pub
One of Ireland's oldest and best known licensed premises - The Blue Gardenia in Brittas, Co Dublin - is to be offered for sale by private treaty.
Agent Colm McEvoy is quoting a guide price of €3.5 million for the bar and restaurant which has traded continuously since 1700. Over the years it has done exceptionally well in both the bar and the restaurant which can seat 70 patrons. The high level of business in recent years has been greatly helped by its close proximity to a large number of new housing and business developments, including Tallaght, Citywest and Blessington. The business premises stands on a site of 1.2 acres which also includes residential accommodation.
Clonskeagh office for rent
Beaver House, a corporate headquarters-style office building, in Clonskeagh, Dublin 14, is available to let through Jones Lang LaSalle on a flexible lease from June at an annual rent of €322.92 per sq m (€30 per sq ft). The three-storey building in Beechill Office Campus is currently occupied by Ericsson and comes with 90 car-parking spaces at an annual rent of €1,500 each.
Beechill Office Campus is home to a number of major companies, including Jefferson Smurfit, Roche Pharmaceuticals, Topaz Energy and Hibernia Capital Partners. Over €2.5m for ready-to-go site of 8.1 acres at Bailieborough
Navan agent T&J Gavigan is suggesting over €2.5 million for a development site of 8.1 acres at Bailieborough, Co Cavan, which is for sale by private treaty. It has full planning permission for 35 three and four-bedroom homes.
Top four floors at Grand Canal Quay offices to rent
The top four floors of The Malting Tower at Grand Canal Quay in Dublin are available to lease through Jones Lang LaSalle at an annual rent of €505.90 per sq m (€47 per sq ft).
The third to sixth floors are available to rent in either one or two lots. The total area extends to 283sq m (3,046sq ft) with floor plates ranging up to 155sq m (1,668sq ft). There are also four car-parking spaces available at an annual rent of €3,750.
Treasury appoints Dan Boyd to manage Spencer Dock scheme
Treasury Holdings has appointed Dan Boyd as estate director at its Spencer Dock development in the Dublin docklands. He will have responsibility for managing the 53-acre scheme, the largest ever urban regeneration project in the country. He was, up to last year, manager of St Stephen's Green shopping centre.
€6.25m for top Waterford site
Waterford Estate Agent, Des Purcell of Purcell Properties, is expecting "a lively auction" when he brings a substantial residential development site at Newrath, Waterford, to auction on March 20th. The lands, located opposite Waterford Golf Club, on the desirable Newrath Road, adjoins the successful Meadowcourt Homes development, The Beeches.
The site for sale contains 11.5 acres with full planning permission from Kilkenny County Council for 99 units in two, three and four-bed semi-detached and terraced homes. There is also provision for a crèche. Located 1.5 miles from Waterford city centre, the development will be greatly enhanced when the second bridge and Waterford city bypass are completed. Sites in a location such as Newrath, and ready-to-go with full planning permission, are as popular as they are scarce. Purcell Properties is quoting an AMV of €6.25 million for the site.
