100,000 for Drury St lease

With the off-licence business at its most buoyant for many years because of the new drink driving restrictions, there is renewed interest in off-license and wine outlets in the Dublin area. The strong market should help DNG Commercial to secure around €100,000 for the lease of Claudio's wine shop at 29 Drury Street, Dublin 2. The outlet is at the entrance to busy George's Arcade. The 43sq m (463sq ft) shop is rented at €33,000 per annum.

More changes are under way in Dublin city centre. Lisney is looking for a replacement tenant for 24 Duke Street, off Grafton Street, which is currently occupied by Louis Feraud.

A new tenant will be offered a three-year lease on the 150sq m (1,615sq ft) building which has a ground floor area of 64sq m (689sq ft). The rent is €520,000 per annum, according to Emma Walsh of Lisney.

Heatons opens at The Park

Heatons, the new success story in Irish retailing, has opened a new branch at The Park in Carrickmines, Co Dublin. The department store group now has 57 outlets in Ireland. The latest store extends to 1,860sq m (20,021sq ft) over two floors and adjoins Mothercare.

Also planning to open is Lifestyle Sports which will be trading out of a unit of 435sq m (4,682sq ft). It also has 73 outlets on both sides of the Border and is planning further expansion over the next few years.

Savills HOK is now marketing the two remaining stores in the park, both with floor areas of 705sq m (7,589sq ft), which are available at a rent of €484 per sq m (€45 per sq ft).

New tenant at Ashbourne park

Land of Furniture is to open a 700sq m (7,535sq ft) store at Ashbourne Retail Park where the anchor is 4Home Superstores. Other traders include Argos, Lightworks, Equi-Pet and Renaissance Tiles. Land of Furniture is paying a rent of €162,000, equating to €236 per sq m (€22 per sq ft).

Joint agents CBRE and HWBC say the park will have 20,000sq m (215,278sq ft) of retail and leisure facilities and 1,000 car-parking spaces. The second phase of the park will have further retail units and restaurants, as well as a six-screen cinema.

Mixed-use plan for Abbey St

Liam Carroll's Danninger company is seeking planning permission to demolish a three-storey commercial building at 35 and 36 Upper Abbey Street and a residential premises at 1-8 Abbey Cottages in Dublin.

The plan is to replace the buildings with a seven-storey mixed-use block over two basement levels. The ground floor and upper basement levels and part mezzanine first floor will accommodate retail facilities.
