Delay on Abercrombie shop
PLANS by the American fashion giant Abercrombie Fitch (AF) to open its new Dublin store in the run-up to Christmas may not now be fulfilled because of a delay in fitting out the store on College Green.The company has taken possession of the building but has not yet begun the fit-out amid reports that it is holding back to see how its cheaper brand subsidiary Hollister performs after it opens at Dundrum Town Centre on July 15th.
That opening is already two weeks later than originally planned. AF has completed legal contracts to rent part of the former Habitat store opposite the Bank of Ireland on College Green.
It is due to pay a rent of around €750,000 for a floor area of 1,021sq m (10,980sq ft) over three levels. Hollister caters primarily for teenagers aged 14 to 18 and its prices are lower than its parent brand.
Hollister is understood to have agreed a rent of around €750,000 as well as 10 per cent of its turnover for the new Dundrum store which will extend to 814.4sq m (8,766sq ft).
Debenhams to open in Sligo
DEBENHAMS is continuing to avail of much enhanced rental terms at Irish shopping centres to open further outlets in Ireland. The UK department store and fashion trader is to anchor a new shopping centre planned for Sligo after agreeing rental terms with letting agent Larry Brennan of Savills.
The centre is due to open by Christmas 2013, if the promoter, Treasury Holdings, gets approval from Nama.
Though the terms of the lease of the three-storey, 5,109sq m (54,993sq ft) store were not disclosed, it is known that Debenhams has been demanding attractive packages from landlords as a condition for opening additional branches.
This frequently includes a rent-free period of two to three years, depending on the size of the financial contribution towards fit-out which can cost Debenhams up to €7 million. After that the rent is likely to be in the early €20s per sq ft (€215 and upwards per sq m).
Another fashion retailer, Forever 21, is reputed to have spent €15 million on the recent fit-out of its new store at the Jervis Centre in Dublin.
Chipper for €400,000
BEN Pearson of Bogle Estates is guiding €400,000 for a retail building with residential accommodation at 3 Terenure Road North in Dublin 6. The shop is currently run as a fish and chip takeaway and extends to almost 65sq m (700sq ft). The living accommodation includes four bedrooms and two reception rooms.
Bag a Baggot fishmonger
DUBLIN AGENT Elliott FitzGerald is guiding is quoting a guide price of €1.6 million for the former T Mulloy fishmonger’s shop at 12 Lower Baggot Street in Dublin 2 which goes for sale by tender on May 27th. The business, which also sold poultry and game, has been in operation for many decades.
The retail area on the ground floor measures 55.7sq m (600sq ft) but can be enlarged to provide up to 83.6sq m (900sq ft). There are two overhead floors and an overall internal floor area of 249sq m (2,680sq ft).
T Mulloy has relocated to the West Pier in Howth.
Milano opening in Ranelagh
THE PIZZA chain Milano is to open a new restaurant in the former Cafe Bar Deli premises at Ranelagh Road in Ranelagh, Dublin 6.
The 140-seater restaurant will be one of eight Milano restaurants in Dublin. There are others in Cork, Galway, Limerick, Kerry and Clare.
Arc Logistics has new offices
SOFTWARE COMPANY Arc Logistics has leased 743sq m (8,000sq ft) in Ferry House, the AIBIM-owned office building at Lower Mount Street, Dublin 2. It is behind One Warrington Place, the new block recently leased to Bord Gais. Arc Logistics will be paying a rent of €215 per sq m (€20 per sq ft) for the space.
Michael Healy of Savills is quoting a rent of €270 a sq m for the remaining 929sq m (10,000sq ft) in the 30-year-old Ferry House. Car parking spaces are rented at €2,500 a year.
Meanwhile, Savills has also recently let two own-door office suites to Shell Aviation and BMCI Insurance and Investments at Northwood House on the Northwood business campus in Santry. Savills was acting for Mazars, which was recently appointed receivers to Bill Kilmurray’s Deerbay property company.
HT Meagher O’Reilly is looking for over €550,000 for a detached bungalow on a site of 1.7 acres at Rush, Co Dublin. It is at Channel Road, close to the city centre. The agents say that one-third of an acre fronting on to Channel Road would be ideal for a second house while a separate site of around one acre is part zoned for general employment.
