Royal Liver to rent out shops
Royal Liver, one of the largest owners of commercial property in Dublin city centre, is to concentrate on maximising returns from its portfolio after failing to attract satisfactory offers for a number of investment properties mainly in Grafton Street and Henry Street.
The institution is launching a marketing campaign today through agent CB Richard Ellis to find tenants for three vacant retail buildings in the city centre. The best located is the former Foot Locker shop (above) opposite Brown Thomas which is available at an annual rent of €320,000 per annum. It has 76sq m (818sq ft) of retail space on the ground floor, another 53sq m (570sq ft) on the first floor and offices on the second floor.
Royal Liver is understood to have reduced the asking rent from €120,000 to €90,000 for the former Monica John shop at 1 South Anne Street which has a floor area of 139sq m (1,496sq ft), including 44sq m (474sq ft) of retail space at street level. The shop has a high profile off Grafton Street.
Natalie Brennan of CBRE is also seeking a rent of €90,000 for the former Hickey chemist shop at 17 Westmoreland Street – the busy side of that street. It has 192sq m (2,067sq ft) of floor space over three levels, including 87sq m (936sq ft) of retail space on the ground floor. All three properties are available on new leases.
€250,000 for D7 centre
Estate agent Brian Dwyer Partners has dropped the asking price from €400,000 to €250,000 for the former Irish Red Cross Society’s training centre at 47 Mountjoy Street in Dublin 7. The society plans to move to larger premises in the city. The two-storey building is in superb condition and could be used for a variety of businesses, including offices, training centre, paramedical use, dental, therapy/counselling services or distribution centre. It has a total floor area of 78sq m (840sq ft).
