€500,000 for retail businessDNG Commercial is seeking €500,000 for three small retail businesses based in Blackrock and Dún Laoghaire, Co Dublin.

Two of the units in Blackrock shopping centre are Ken's newsagents on the ground floor and the Hallmark unit on the upper level. The third outlet is Ken's in Dún Laoghaire shopping centre. The combined turnover is €2.8 million, or around €54,000 a week. DNG says the current owner has moved into the hydraulic hose replacement business and no longer has the time to manage the retail businesses.

Huge restaurant for quays

The largest restaurant in Dublin city centre is to open within the next two weeks at Astor House on Eden Quay overlooking the Liffey. The Scottish-based Jimmy Chungs Chinese Buffet will seat 350 diners over two floors of the newly-built block which is less than 50 metres from O'Connell Bridge. The Laughter Lounge bar and entertainment venue operates from the same building.

The Chinese restaurateur is believed to have agreed a rent in the region of €270,000 for 934sq m (10,053sq ft) at ground and first floor levels as well as three basement levels. Letting agent Lisney said the company hoped to open for business by mid-May and would then look at further opportunities around the city.

Bag Shop for O'Connell Street

The Bag Shop is to open its 40th store in Ireland shortly at 14 O'Connell Street in Dublin. The trader will be paying a rent of €125,000 for 55sq m (592sq ft) of floor space, equating to a Zone A rent of €3,175 per sq m (€295 per sq ft). James Hardy of Jones Lang LaSalle said The Bag Shop would shortly be opening a new store at Golden Island shopping centre in Athlone and was looking for suitable locations in Westport, Tullamore and Mullingar.

The same agency is seeking €1.875 million for an industrial unit on a generous site in the Western Industrial Estate off the Naas Road in west Dublin. The 973sq m (10,473sq ft) building is close to the Red Cow, the M50 and the Nangor Road.

New tenant at Parkwest

Parkwest Business Park in west Dublin is continuing to attract companies anxious to cut overheads. The latest arrival is CC International which has leased 840sq m (9,042sq ft) at The Plaza development which is owned by developers Harcourt. CC is likely be paying around €150 per sq m (€14 per sq ft) and €1,000 for car-parking spaces. The 25-year lease also provides for a series of break options.

Waterford site for €5.3m

A 6,038sq m (65,000sq ft) commercial building on 2.3 acres at the N25, three miles from Waterford city centre and adjacent to the Outer Ring Road, is on the market with Purcell Properties for €5.3 million. The Store All premises has 180 metres of road frontage on the N25 on what is locally known as Motor Mile, plus 209 metres frontage to Green Road. This section of the N25 has some 16 motor dealerships within half a mile of the Store All premises, which is one of the last remaining commercial sites on this approach to the city. Butlerstown Retail Park, opening later this month, is located opposite with BQ and Harvey Norman as anchor outlets. To the rear of the commercial premises on the opposite side of Green Road is a one-acre industrial site with permission for 2,137sq m (23,000 sq ft) of space. The guide here is €1.1m.
