Galvia to close two shopsAnother sign of the changing retail market came this week with the announcement that Galvia, the west of Ireland-based fashion retailer, is closing two of its smallest shops - one at the Crescent shopping centre in Limerick and the other at Eyre Square shopping centre in Galway.
DNG Commercial is seeking key money of €150,000 for the Limerick shop which has a floor area of 70sq m (753sq ft) and is rented at €74,000 per annum. A premium of €180,000 is being sought for the 51.62sq m (556sq ft) Galway shop which is rented at €58,000 a year.
Funky Tee for centre on Green
Jones Lang LaSalle has completed the latest new letting in Dublin's St Stephen's Green Shopping Centre to Funky Tee, a retro clothing company which is opening its first Irish shop there. It is leasing 25.93sq m (279sq ft) on the first floor of the centre at an annual rent of €40,000. This letting is the latest in a series of new retailers who have opened shops in St Stephen's Green Shopping Centre in recent months.
These include: Cinderella Shoes; Thornton's; Quiksilver; Bertoni; Good Look; Boyztoys; Grammes; Fast Fix; and Gamestop.
45,000 rent for pharmacy
A pharmacy is available to rent in a small neighbourhood scheme at Primrose Gate in Celbridge, Co Kildare, through Jones Lang LaSalle which is quoting an annual rent of €45,000 for the unit. This is the first neighbourhood scheme which has been built to cater for the residential developments on the Hazelhatch side of Celbridge. The 54.1sq m (582sq ft) unit is beside a small private medical centre due to open later this year. Treehouse Childcare crèche is already open and Centra will anchor the scheme.
There are around 400 homes in the Primrose Gate estate which is surrounded by other large residential estates, including St Wolstan's Abbey.
Shops to rent in Limerick
Limerick agent O'Connor Murphy Gubbins is marketing the retail element of a new six-storey over basement retail and office building which is due to be completed next September at the corner of Catherine Street and Thomas Street. Three retail units with accommodation at ground, basement and first floor levels are available. Ground floors will be rented at between €753 and €968 per sq m (€70 and €90 per sq ft) while the other space will cost a fraction of that rate. The new Thomas Street Centre, above, is adjacent to a multi-storey car-park.
Meteor expands at Park West
Telecommunications company Meteor has doubled the size of its office space at Park West Business Park in west Dublin. The company has become the largest single occupier in the park after renting an additional 2,301sq m (24,768sq ft) and 34 car-parking spaces.
This brings its overall space to more than 4,750sq m (51,130sq ft). The rent is likely to be around €150 per sq m (€14 per sq ft) while car-parking generally averages €1,000 per space.
