Molesworth Street Georgian for €4.75m

A refurbished Georgian office building owned by Taggart Holdings at 15 Molesworth Street, Dublin 2, has come on the market through Bannon Commercial.

Arthur Ryan of that agency is guiding €4.75 million for the four-storey over basement building with a floor area of 320sq m (3,440sq ft). It has a particularly fine boardroom at first floor level overlooking Molesworth Street and a mix of open-plan and cellular offices. It is fitted with Cat 5 computer cabling throughout.

Industrial unit at Glasnevin estate sells for over €4.5m

Jones Lang LaSalle has secured over €4.5 million for an industrial unit at the Dublin Industrial Estate in Glasnevin which had a guide pride of €2.7 million. The warehouse, workshop and offices of 1,444sq m (15,543sq ft) stands on a site of 0.45 of a hectare (1.11 acres). It was previously occupied by Hilti Ireland.

Over €2.35 million for small infill office site in Dublin 2

A small infill site for an office scheme at Upper Stephen Street, Dublin 2, has come on the market with a guide price of over €2.35 million.

James Meagher of HT Meagher O'Reilly is handling the sale of the site which extends to 300sq m (3,229sq ft). A planning permission for a four-storey over ground level office development with 975sq m (10,500sq ft) has run out out. The site is on the opposite side of the street from Dunnes Stores' new headquarters on Ship Street and is also virtually opposite the newly opened Radisson Hotel.

Ormond Quay Georgian retail and office building for €2.3m

A beautifully restored Georgian retail and office building close to the Ha'penny Bridge at 33 Lower Ormond Quay, Dublin 2, is for sale or to let through Herlihy Auctioneers. The agency is quoting a rent of between €80,000 and €90,000 and a selling price of €2.3 million for the building which has a retail area at street level and three floors of offices overhead with a total floor area of 260sq m (2,800sq ft).

The house, dating from 1820, has undergone extensive conservation under the guidance of OLM building surveyors and the Dublin Civic Trust. Features include reclaimed pitch pine flooring, sheep's wool insulation from Co Wicklow, restored sash windows, ornate chandeliers, ceiling cornices, a small urban courtyard and cast-iron balconies to the rear.

Grammes at centre on Green

Jewellers Grammes, which specialise in sterling silver, are the latest retailers to locate to St Stephen's Green shopping centre which has seen a steady stream of new traders in recent months.

Grammes is leasing a well located 29sq m (312sq ft) kiosk in the centre on the ground floor at a rent of €95,000. This represents a 15 per cent uplift in rent in the last three months. "Interest in the centre is extremely strong at the moment with prospective tenants bidding against each other to secure units," says Stephen Murray of Jones Lang LaSalle.

Irish Stock Exchange takes lease of D2 Georgian

The Irish Stock Exchange has taken a lease of a Georgian office building at 6 Foster Place, Dublin 2. The house extends to 230sq m (2,480sq ft) and has been extensively refurbished by Shelbourne Development. It also owns the adjoining house which is rented by the Ireland Fund. Barry Smyth of De Vere White & Smyth advised Shelbourne and Frank O'Neill of WK Nowlan advised the Irish Stock Exchange.

Top tenants take space at Skycourt centre in Shannon

The redeveloped Skycourt shopping centre at Shannon town centre has attracted several more retailers, including Lifestyle Sports, Pulse Accessories, Herbmedic and Subway. Lifestyle will be paying a rent of €138,000 for a store of 370sq m (3,983sq ft). Orla O'Byrne of DTZ Sherry FitzGerald said the additional four new national retailers would enhance the tenant mix and drive footfall in the centre.

Tempest to open 10 stores

After opening its first Dublin store at the remodelled Omni shopping centre in Santry, Dublin 9, Northern Ireland retailer Tempest is planning to add 10 further outlets over the next three years.

"Tempest guarantees a first class fashion offer that will appeal to landlords of major shopping developments," says Shane Cahir of Colliers Jackson-Stops. "The company has agreed to lease a further three stores to open next year and we hope to announce the locations in the coming months."

Tempest is looking for trading opportunities on prime high streets and in provincial shopping centres. The company has been developed over the past seven years by fashion department store Menarys.

€3.75m for Bundoran site

Bundoran agent Sean Meehan and Co is guiding €3.75 million for a three-acre site with outline planning permission for 14 houses at Tullan Strand in Bundoran. It is one of the most scenic locations in the area, according to Cormac Meehan.
